When HIPs were first introduced the media damned them and frightened the home seller into believing that the HIP would cost about a thousand pounds. In reality they can be bought for about £200 plus VAT.

Two years on and the Conservative Party, should they win the election, are threatening to scrap them. In reality this will make little difference, as the HIP is just a wrapper for the documents you need to sell your property. The home seller will still need to pay for an Energy Certificate, Land Registry title and plan, together with local authority and water company searches.
In a recent Mori poll, 80% of solicitors contacted, thought that the introduction of HIPs had sped up the house buying process. The majority of home sellers are positive about the HIP once they have it professionally explained to them.
Most sellers are still buying their HIP from the estate agent rather than using a local supplier who can probably save them at least £100 in the process. Consumers need to visit the Property Codes Compliance Board web site to discover if their local supplier is fully HIP Code compliant. Companies on the register have had their work inspected and verified against national standards. Listing on the register gives the consumer assured confidence that they are buying a quality product.
