A new retail development on the outskirts of Towcester could reduce out-of-town shopping trips whilst creating jobs and boosting economic growth.
On Thursday, 30 November 2017 members of South Northamptonshire Council’s (SNC) Planning Committee approved outline proposals for a retail and restaurant development off Old Tiffield Road in Towcester.
The proposals comprise eight units of various sizes totalling 5,157sqm, a drive-thru restaurant and 235 parking spaces.
Cllr Rebecca Breese, chairman of the Planning Committee, said: “There’s no doubt this will provide the town centre with some competition, so we’ve placed conditions on this outline approval to limit any impact.
“None of the units can be amalgamated to form a unit greater than 2,562sqm or subdivided into units less the 557sqm without permission from this authority.
“And no more than 20 per cent of the floor space in any of the units can be used for the sale of convenience goods without permission.
“Independently assessed evidence suggests 75 per cent of turnover from the new development would come from shoppers who would otherwise have travelled to Northampton, Milton Keynes or Banbury.”
The proposals also include a roundabout on Old Tiffield Road, at the entrance of the new development along with improvements to the junction with the A5.
In addition there will be a new traffic light controlled pedestrian crossing on the A5 between Old Greens Norton Road and Old Tiffield Road.
Conditions imposed also require those that develop the land to carry out a programme of archaeological work before construction can begin.
This decision approves the development in principle A full planning application including details on the scale, landscaping and appearance will need to be submitted and approved before work can start.
