Thinking of Selling your Home? 10 Free Tips to help you get the best priceWhen you put your home on the market you expect to have lots of viewers look around your lovely home and find a suitable buyer quickly. But after several weeks or maybe months, as viewings dwindle to only one or two a month, your enthusiasm has waned and you’re beginning to wonder what else you can do.
Your estate agent will probably blame the market or your asking price, but before you consider changing the price take a look at our Home Selling Checklist to make sure you and your agent have all the bases covered.
Many factors affect saleability, either adversely or beneficially. The trick is to optimise the benefits and in doing so, outweigh any negatives there might be.
The first impression people get of your home will influence their decision to view and that initially comes from the marketing. Ask yourself the following questions:
- Does the brochure describe the property and all of the features?
- Does it note local amenities, schools, bus routes and sports clubs?
- Provide detailed room descriptions and measurements?
- Are all the photographs in focus and are there shots of the front, the main rooms and gardens?Is your property prominent in the agents’ window on a busy thoroughfare or High St?
- Is your agent bringing EVERY viewer around and reporting back to you?
- Does your brochure look and read the same as that of every other house on the market?
- Is it presented on cheap copy paper and does it give the impression you want and make your home stand out?
If your agent gets even one of these factors wrong, it can affect the number of viewings you receive so before you decide to cut the price, review your marketing first.
